Michael J. Gaber is Executive Vice President and Chief Operating Officer of WNC. Mr. Gaber oversees the day-to-day operations of WNC’s property investments and the Investment Management group. He has been involved in real estate acquisition, valuation, and investment activities for over 26 years and has been with WNC since 1997. Prior to joining WNC, he was involved in the valuation and classification of major assets, restructuring of debt, and analysis of real estate taxes with a large financial institution. Emily Cadik is the Executive Director of the Affordable Housing Tax Credit Coalition (AHTCC), where she leads advocacy to support affordable rental housing financed using the Low-Income Housing Tax Credit (Housing Credit). Prior to joining the AHTCC, she was a Senior Director of Public Policy at Enterprise Community Partners, where she led policy and advocacy related to the Housing Credit and other affordable housing and community development issues. While at Enterprise she served on the board of the AHTCC, chairing the Legislative Committee, co-chairing the Marketing Committee, and serving on the Executive Committee since 2016. She also helped to lead the A Call To Invest in Our Neighborhoods (ACTION) Campaign, the nationwide coalition of more than 2,000 organizations and businesses advocating on behalf of the Housing Credit, and remains active in this nationwide advocacy effort. In 2017 she received the NHP Foundation’s inaugural Advocacy Award, and in 2016 was named one of Affordable Housing Finance's Young Leaders. Before joining Enterprise she was a Presidential Management Fellow at the U.S. Department of Housing and Urban Development, where she served as a program coordinator for the Moving to Work demonstration and in the Office of Intergovernmental Affairs. She earned a master’s degree in public policy from the Harvard Kennedy School of Government and a Bachelor of Arts degree from the University of Texas at Austin.
Victoria Spielman joined the Affordable Housing Tax Credit Coalition in 2005 recently transitioning from executive director to director of operations.. Ms. Spielman is responsible for the day-to-day operations of the 160+-member organization as well as an integral part of the legislative outreach team. Ms. Spielman works to educate members of Congress on the importance of the Housing Credit and its role in creating jobs and strengthening families and neighborhoods through safe and stable housing. Prior to joining AHTCC, Ms. Spielman was a Legislative and Policy Analyst at the National Council of State Housing Agencies.
Tony Alfieri has worked extensively in the banking industry for over 25 years, primarily specializing in real estate finance and the creation of affordable housing. As Managing Director of Tax Credit Investments for TCEG, he has substantial responsibility for all of the buy-sell activity within the business unit, along with co-heading the team of 90 professionals as a key Operating Committee member. Beth Mullen, CPA, is the National Director of CohnReznick LLP’s Affordable Housing Industry Practice, and a member of the firm’s Tax Practice Executive Committee. She has more than 25 years of experience providing consulting, tax, and accounting services to real estate owners and developers and the community redevelopment industry. Beth is also a member of the Commercial Real Estate Industry Practice and the Renewable Energy Industry Practice. Ronne Lynn Thielen is an Executive Vice President of R4 Capital Inc., where she is responsible for running West Coast operations and acquiring housing tax credit and bond-financed properties throughout the US. Richard F. Burns is Chief Executive Officer of The NHP Foundation, a nonprofit affordable housing developer and owner with over 6,000 units in 12 states and the District of Columbia. He is a real estate investment professional with over 40 years of experience managing money for pension funds and other institutional investors, both domestic and foreign. While a partner in one of the largest affordable multifamily investment firms, Mr. Burns gained experience with the various government programs available for affordable housing.
