Archer School Apartments in Charleston, South Carolina won the 2025 Recognition of Housing Tax Credit Excellence in the Historic Housing category.

Archer School Apartments preserves the Henry P. Archer School, a historic school in Charleston’s historically underserved Eastside community, turning it into a living community while maintaining its cultural heritage. There are 89 homes total, with 30 homes reserved for 30 percent area median income (AMI), 23 homes reserved for 60 percent AMI, and 36 homes for 80 percent AMI.

The property also hosts programs such as the Marketplace food pantry, which addresses food insecurity among residents, many of whom are seniors. By integrating these efforts, Archer School Apartments not only provides housing but also fosters a supportive community environment.

Humanities Foundation works with the City of Charleston Mayor’s Office, and the Special Commission on Equity, Inclusion, and Racial Conciliation to create innovative strategies that will lead to the development of measurable outcomes, promotion of greater accountability, and coordination of community wide efforts to achieve better outcomes for residents.

The development represents the efforts of the Humanities Foundation and Red Stone Equity Partners to preserve, improve, and increase affordable housing opportunities in Charleston, South Carolina.
