The Archer School Apartments project combines the historic adaptive reuse of the former Henry P. Archer School, built in 1934, with the new construction of two additional buildings, resulting in a total of 89 homes designated for seniors. Situated in Charleston’s Eastside neighborhood, this development transforms the historic school into an inclusive, affordable housing community.
The project features 89 thoughtfully designed studio, one-, and two-bedroom apartments for individuals aged 55 and older, with incomes below 80 percent of the Area Median Income (AMI). The breakdown of apartments includes 30 homes for those at 30 percent AMI, 23 homes for those at 60 percent AMI, and 36 homes for those at 80 percent AMI.
Amenities at the property include a communal space, fitness facilities, and on-site services such as health and wellness programs, social activities, and educational workshops to promote community engagement and support.
Financing for this property was provided by Red Stone Equity Partners, and it was developed by Humanities Foundation, utilizing the 9 and 4 percent Low-Income Housing Tax Credit (Housing Credit).
