Aspen Wood is a newly completed 123-apartment affordable housing community for seniors in San Ramon. Developed through public-private partnership led by Standard Communities, Aspen Wood represents the first affordable development in San Ramon in more than 20 years. The development offers high-quality, service-enriched housing for seniors earning between 30 percent and 60 percent of the Area Median Income (AMI).
The site was transformed through close collaboration with the City of San Ramon, demonstrating how innovative financing and strong partnerships can help address the urgent need for affordable housing in high-cost areas like Contra Costa County. Aspen Wood stands as a testament to what can be achieved through collaboration, creativity, and a shared commitment to housing equity for seniors.
Key partners in the project include Deacon as General Contractor and LCA Architects as lead designer. Financing was provided by the City of San Ramon, California Municipal Finance Authority (CMFA), California Tax Credit Allocation Committee (CTCAC), and California Debt Limit Allocation Committee (CDLAC), with Low Income Housing Tax Credits (LIHTC) arranged in partnership with Boston Financial and Candeur Group.
Financing for this property was provided by Candeur, and it was developed by Standard Communities, utilizing the 4 percent Low-Income Housing Tax Credit (Housing Credit).
