Cashin’s Field is a 51-apartment affordable housing community in Nevada City, offering one-, two-, and three-bedroom apartments for extremely low, very low, and low-income households. All homes are rent-restricted for residents earning 30 percent to 60 percent of Area Median Income (AMI) for a 55-year affordability period. Its location ensures easy access to public transit, schools, parks, grocery stores, and pharmacies to support resident convenience and independence.
Design goals focused on supporting families, encouraging resident connection, and preserving the site’s natural ecology. Improvements were made to create defensible space against wildfires. Architecture pays homage to Nevada City’s mining heritage while incorporating modern construction practices and sustainability features.
Funding was made possible through a construction loan from Wells Fargo Bank, tax credit equity from R4 Capital, City of Nevada City fee deferrals, County of Nevada Housing Trust Funds, and the State’s Permanent Local Housing Allocation (PLHA). This project reflects the community’s priority to house its residents and the essential workers who serve them. Key partners include Sunseri Associates, Mogavero Architects, SCO Engineering, NV5, and numerous local subcontractors whose dedication and craftsmanship brought this energy-efficient, high-quality development to life.
Financing for this property was syndicated by R4 Capital LLC, and it was developed by Affordable Housing Development Corporation (AHDC) and Building Better Partnerships, Inc. (BBP), utilizing the 9 percent Low-Income Housing Tax Credit (Housing Credit).
