Hill Street School Apartments is a transformative adaptive reuse development that has revitalized the historic Hill Street School, originally built in 1920, into 64 accessible, high-quality, mixed-income apartments for seniors (55+). For 85 years, the school was a cornerstone of the rural Globe community, educating generations of students and serving as a hub of local activity. After 17 years of vacancy, Gorman & Company restored the deteriorated school into a new resource for seniors in Globe, Arizona.
Through a thoughtful redevelopment approach, Hill Street School Apartments blends historic preservation with modern new construction, breathing new life into the structure while maintaining its architectural integrity. The community offers studio, one-, two-, and three-bedroom apartments for residents earning 30 to 60 percent of the Area Median Income (AMI), along with market-rate options. Situated within walking distance of downtown Globe, the development not only addresses the critical need for affordable senior housing within this rural community but also contributes to the city’s ongoing revitalization efforts.
Utilizing American Rescue Plan Act (ARPA) funds, HOME funds, National Housing Trust Funds, and Arizona’s State Low-Income Housing Tax Credit program, this marks the first time in Arizona history these state credits have been awarded to a rural affordable housing development.
Financing for this property was provided by US Bank, and it was developed by Gorman & Company, utilizing the 9 percent Low-Income Housing Tax Credit (Housing Credit).
