Completed in 2018, Mason Village is the new construction of a residential community consisting of 77 two- and three-bedroom homes in 29 two-story, garden style buildings, plus a single-story community building. Ten of the homes are two-bedroom/two bath “flat” style apartments, 49 are two-bedroom/one and one-half bath townhouse apartments, two are three-bedroom/two bath “flat” style apartments, and 16 are three-bedroom/two and one-half bath townhouses. Each apartment will feature a comprehensive amenity package including an electric range, a refrigerator, a dishwasher, a garbage disposal, a microwave oven, in-unit washer/dryer, central air conditioning, a ceiling fan, window blinds, walk-in closets, and a patio and balcony in select rooms.

Social and supportive services are provided on-site at no cost to residents. These services include after school tutoring, computer classes for both adults and children, job placement coordination, healthy cooking classes, weekend reading groups for children, a community garden, and workout classes. Services are provided by the Church of God In Christ, Inc. (“COGIC”), whose headquarters is located just up the street. COGIC Community Economical Development Corporation (“COGIC CEDC”) is the Managing General Partner of the Partnership.

Property amenities will include perimeter fencing with security gates, surveillance cameras, on-site management, clubhouse with community room, fitness center, computer center, a gazebo, and a playground. Nearby community amenities within a 0.5 mile walking distance include several Memphis Area Transit Authority (“MATA”) bus stops (one at the corner of the property), a Family Dollar, public elementary and high schools, the Memphis Health Center (across the street), several convenience stores, multiple restaurants, several day care centers, and a public library.

Additional amenities located within driving distance (5 miles) include a Walmart Supercenter with a pharmacy, a Sam’s Food Market grocery store, a public middle school, two additional hospitals, police and fire department substations, a U.S. post office, several banks, two additional public libraries, several parks, multiple museums and art galleries, and several higher education facilities, and the FedEx Forum, home of the NBA’s Memphis Grizzlies.

Mason Village was developed by John Stanley Inc with financing facilitated by R4 Capital using the 4 percent Low-Income Housing Tax Credit (Housing Credit).
