NORTH FORK LIHTC HOMES #1

North Fork LIHTC Homes #1 in North Fork, California won a 2024 Charles L. Edson Tax Credit Excellence Award in the Housing for Native American or Tribal Populations category.

North Fork LIHTC Homes #1 features seven duplexes and twelve single-family homes built in California’s Sierra Nevada mountains. Without a land base, the North Fork Rancheria of Mono Indians of California (Tribe) acquired the land in the year 2000 with a vision to create a community base for its tribal citizens. North Fork LIHTC Homes #1, developed by the North Fork Rancheria Indian Housing Authority (NFRIHA), brought 26 new homes to the area—with one-through four-bedroom layouts designed to meet the needs of various household types. The homes are restricted to households at 30percent, 40 percent, and 60 percent of the area median income (AMI).

To meet the needs of their residents, the Tribe offers an after-school program for children living at North Fork LIHTC Homes #1. Residents also have access to  adult education, health and wellness, and skill-building programs aimed at helping to maintain stability and prevent eviction, increase household income and assets, and improve health and wellbeing.

The NFRIHA received $10.6 million in Housing Credit equity through the California Tax Credit Allocation Committee (TCAC), and $5 million from the Indian Housing Block Grant (IHBG) Competitive Grant Program, along with an annual IHBG formula funding and Indian Health Service Division of Sanitation Facilities Construction resources to finance the development. The development represents the efforts of North Fork Rancheria Indian Housing Authority and RBC Community Investments to preserve, improve, and increase affordable housing opportunities in North Fork, California.
