PARK HAVEN

Park Haven in South Bronx, New York won a 2024 Charles L. Edson Tax Credit Excellence Award in the Large Metropolitan Area category.

Park Haven provides 178 affordable homes to families in the South Bronx of New York City. Park Haven is a new, ten-story, mixed-use, mixed-income building providing housing stability, economic opportunities, and healthy food options in the community. It provides a mix of studio, one, two, and three-bedroom homes available for households with incomes at or below 30 – 80 percent of the area median income (AMI), with fifty homes designated as permanent supportive housing for chronically homeless individuals and families. Rent subsidies and on-site supportive services for these households, including case management, are provided by BronxWorks.

Park Haven was a Round One winner of the New York State Energy Research and Development Authority (NYSERDA) Buildings of Excellence competition. Park Haven was developed by The Community Builders, Inc. with primary financing provided through the New York City Department of Housing Preservation and Development (HPD) and New York City Housing Development Corporation (HDC) ELLA Programs. The development is one of the first New York City projects to use Housing Credit income averaging, allowing the inclusion of deep affordability tiers at 30 – 50 percent AMI.

The development represents the efforts of The Community Builders, Inc., RBC Capital Markets, BronxWorks, Monadnock Construction, Inc., and SLCE Architects to preserve, improve, and increase affordable housing opportunities in New York City.
