SENSENY PLACE

Senseny Place in Winchester, Virginia won a 2024 Charles L. Edson Tax Credit Excellence Award in the Housing for Senior Citizens category.

In January 2023, Wesley Housing completed construction of Senseny Place, a 63-home affordable independent-living community for adults 55 years or older with average affordability at or below 60 percent of the area median income (AMI) in Winchester, VA. The concept for the development began as a mission of St. Paul’s on-the-Hill Episcopal Church to discern how they could serve their ministry of caring and compassion with the large parcel of land they owned. The community now serves 79 residents, with 68 percent of residents over the age of 66 years old. Senseny Place offers free, on-site programming via an award-winning Housing Stability Initiative (HSI) in the following focus areas: housing stability, lifelong learning, and health and wellness. Residents enjoy free in-unit and common area wi-fi, a community room, exercise room, on-site laundry facilities, wellness center, community garden, and one-for-one surface parking.

The $17 million project was financed with 9% Housing Credit equity from Truist; a subordinate loan from the U.S. Department of Housing and Urban Development (HUD) Section 202 program; subordinate Virginia Housing Trust Fund and National Housing Trust Fund loans; and a deferred developer fee.

The development represents the efforts of Wesley Housing and Truist Community Capital to preserve, improve, and increase affordable housing opportunities in Winchester, Virginia.
