SHORELINE

San Diego, California

San Diego faces a severe housing shortage, particularly for low-income renters, leading to high housing costs and a growing number of people experiencing homelessness. Affirmed Housing, a leading provider of affordable housing throughout California, in collaboration with the San Diego Metropolitan Transit System (MTS), developed ShoreLINE, a new, 100 percent affordable, transit-oriented development.

The new ShoreLINE building features 124 studio, one-, two-, and three-bedroom apartments reserved for households earning 30 to 60 percent of the area median income (AMI). Located near the Grantville Trolley Station, care was taken to connect the apartments to various public transit options via paths to encourage pedestrian and bike activity.

Financing for this property was syndicated by Boston Financial, and it was developed by Affirmed Housing, utilizing the 9 percent Low-Income Housing Tax Credit (Housing Credit).
