2019 Charles L. Edison Tax Credit Excellence Award Winner in the Metropolitan Region (population 50,000 to 300,000) Category

The Aberdeen Apartments is an historic adaptive re-use project developed by Arch Icon Development and syndicated by the Midwest Housing Equity Group to provide 46 units of affordable rental housing near downtown Sioux City, Iowa. The property was formerly the Central High School Annex, built in 1952 to host Sioux City’s industrial arts classes, mechanic’s shop, swimming pool, and gymnasium. Vacant for over ten years prior to its renovation, the property’s historical significance garnered strong community support for its preservation. Apartments for families now exist in a portion of the gymnasium space and feature original basketball court flooring, and the scoreboard is incorporated into one of the apartments. The industrial nature of the building yielded warehouse loft-style apartments. Ten percent of the apartments are targeted to persons with disabilities with services provided by The Center for Siouxland.
