THE PRYDE
The Pryde in Hyde Park, Massachusetts won the 2025 Recognition of Housing Tax Credit Excellence in the Housing for Seniors category.
The Pryde is New England’s first LGBTQ-affirming affordable senior housing community, created through the adaptive reuse of the former William Barton Rogers School in Boston’s historic Hyde Park. A partnership between national developer Pennrose and local nonprofit LGBTQ Senior Housing Inc., The Pryde transforms this beloved school building in use for over 100 years into 74 income- and rent-restricted apartments for seniors and a community space, offering a safe, inclusive environment for aging adults—especially LGBTQ elders—who have historically faced housing discrimination.
The Pryde is specifically designed to serve seniors at a broad range of income levels, from below 30 percent of area median income (AMI) up to 100 percent AMI, ensuring deep affordability and economic diversity. Beyond housing, The Pryde offers robust resident services aimed at supporting healthy aging in place. On-site programs include cultural events, tailored social gatherings, and health and wellness programming. The Pryde stands as a model for inclusive, mission-driven development, blending historic preservation with modern needs.
The development represents the efforts of Pennrose, LLC and Redstone Equity Partners to preserve, improve, and increase affordable housing opportunities in Hyde Park, Massachusetts.
