Zettie Miller’s Haven is a new construction of a 9 percent Housing Credit community located on 2.15 acres of land in an established residential neighborhood approximately 4 miles from downtown Stockton. It includes 82 one- and two-bedroom homes in two three-story elevator-equipped buildings, plus a one-story 2,000 square foot community building. Nineteen of the general-occupancy homes are restricted to households earning up to 50 percent of Area Median Income (AMI); 42 homes restricted to those who are homeless or at-risk of homelessness due to mental illness, developmentally disabled persons, persons with mental illness and/or persons with long-term chronic illness earning between 30 percent and 35 percent of AMI; and 20 homes are restricted to residents who qualify under the CaliforniaMental Health Services Act earning up to 30 percent of AMI.

The Property offers supportive social services, at no cost to residents, which include medication monitoring, social and community integration, independent living skills development, employment acquisition and retention services, financial literacy, crisis intervention and addiction counseling. These services are provided by Service First of Northern California, the Managing General Partner and San Joaquin County Behavioral Health Services, the County MSHA coordinator.

Community amenities include a leasing office and on-site management, a community building with multipurpose room, kitchen and bathrooms, a laundry facility, fitness center and a picnic area.

This property was financed using the Low-Income Housing Tax Credit (Housing Credit). Financing for Zettie Miller’s Haven was facilitated by R4 Capital. Service First of Northern California and Community Housing Development Group LLC are the co-developers of the Property.
