1212 Larkin, developed by non-profit Full Circle Communities (FCC), provides 48 homes to residents to Elgin, Illinois by combining the adaptive reuse of a historic orphanage with twelve newly constructed, historically sensitive townhomes and four-flats across a 3.5-acre site. The development provides affordable and supportive housing in studio, one-, two-, and three-bedroom apartments, all at a scale contextual to its historic and single-family home surroundings.

The two historic buildings required extensive work to restore their historic features, adapt the space into residential units and common area, and add accessible features such as elevators. The main Larkin building includes 11 homes, a community lounge, fitness room, business center and library, resident storage, and laundry. The historic hospital building was rehabilitated into an on-site employee residence for a Full Circle staff member. For the remainder of the site, each building has a unique design and includes details consistent with the design of the historic buildings.
