172 Warburton at The Ridgeway in downtown Yonkers, NY, is a modern, sustainable, mixed-use development consisting of 85 homes of mixed-income housing and a ground floor state-of-the-art universal pre-kindergarten center.

Developed jointly through a partnership between the nonprofit The Community Builders, Inc., and the Municipal Housing Authority for the City of Yonkers (MHACY), this project is the fourth phase of a six-phase transformation of the former Cottage Place Gardens public housing complex into The Ridgeway, a mixed-income community of choice. 65 of the developmentā€™s homes are low-income housing tax credit (Housing Credit) homes set aside for households whose income is at or below 60 percent of Area Median Income (AMI). 8 homes are LIHTC units restricted at or below 30 percent AMI and are subsidized by Project-based Section 8 subsidy. 13 homes are LIHTC units restricted at or below 50 percent AMI. 44 homes are LIHTC units restricted at or below 60 percent AMI. The property utilized the 4 percent Housing Credit for development. The remaining 20 homes restricted to households with incomes at or below 90 percent AMI are New York State low-income housing tax credit or SLIHC units.

The new building will receive Enterprise Green Communities (EGC) certification and incorporates green elements like ENERGY STAR appliances, LED lighting, water conserving fixtures, native plantings, and a solar PV array.
