Hale Makana O’ Maili is the new construction of an affordable housing development consisting of six two-story walk-up residential buildings, situated on a 1.95-acre site in Wai’anae, HI, on the island of Oahu. There are 52 homes total. 10 percent of the apartments are restricted at 30 percent of AMI. 19 percent of the apartments are restricted at 50 percent of AMI. 70 percent of the apartments are restricted at 60 percent of AMI. The syndication for the property was provided by Hunt Capital Partners, LLC. Laulima Development, LLC developed Hale Makana O’ Maili. 9% Housing Credit was used to finance the property.
The property provides residents with a variety of useful spaces, including a fully equipped children’s play area, a picnic area with overhead trellis, covered bicycle parking, two multi-purpose rooms, a computer center, and a break room/kitchen.
To increase the use of renewable energy resources and reduce the overall cost of electricity, the development was designed to meet U.S. Green Building Council LEED Homes Gold certifiable standard and includes a solar photovoltaic array and thermal heating system. The property also features electric vehicle charging stations and LED lighting. Additionally, Hale Makana O’ Maili meets the City and County of Honolulu Building Energy Conservation Code requirements as well as the 2015 International Energy Conservation Code with State of Hawaii amendments.
The property is located within short walking distance to the Mana Kai Beach. The Waianae Coast Comprehensive Health Center is located nearby within the immediate area. Additionally, the development is approximately a 0.5 mile walk away from public bus transportation.
