Northside Village is the substantial rehabilitation, selective demolition, and new construction of a portion of an existing public housing site in Schenectady, New York, converting 71 existing homes across two buildings into 89 homes across ten buildings. The property offers 39 apartments set aside at 30 percent AMI, 18 apartments set aside at 50 percent AMI, and 17 apartments set aside at 60 percent AMI. Built to certify Enterprise Green Community standards, the property features improved insulation, low-flow plumbing fixtures, Energy Star appliances, LED lighting and 15-SEER HVAC.  The 9% Housing Credit was used to finance the property, with syndication provided by Hunt Capital Partners, LLC and developed by Yates Villages Developer, LLC.

Property management partners with the local Schenectady Community Action Program to provide supportive services to residents such as employment assistance and early learning for children. The property also participates in Schenectady’s Summer Meals Program, which provides free lunch and breakfast to all children 18 years of age or younger.
